One of the most important pre-listing tools is the CMA. This is where I research the local market, view comparable properties that have sold, and price your property according to what the market dictates price should be. This ensures you're priced accurately to attract buyers.
Licensed real estate agents use a system called the "MLS" to advertise your property. I will also place your listing on every major consumer application, including Zillow, Trulia, Realtor.com, and Homes.com. That means if there's a buyer looking, they're sure to see your property!
Consumers love to see high-quality photos of your property from the comfort of their own phone or computer. They also love video tours that they can watch online! My team of professional photographers will capture the beauty of your property, captivating consumers, and encouraging them to take a look in person.
A sign will be installed at your property. This is the number one source of local advertisement. Everyone passing will see your property is for sale, and can easily call the number to schedule a tour. All signs are fitted with a QR code which links directly to my website. There they can view all of the listing information, photos, video tour, and request a tour online!
A lockbox will be placed somewhere on the property to allow access to the home. Only licensed real estate agents will be able to access the lockbox. In order to obtain the code, an agent must first request a showing through my system. They will then need to be approved before the code is administered.
My scheduling system was designed with safety and security in mind. Real estate agents with clients interested in touring your property will be able to use my advanced scheduling system to request a tour and have the door code provided to them once approved. If you plan on living in the home while it is for sale, the scheduling system will be setup to give you access to approve or reject tours. We will always know who comes in and out of your property, and exactly when they were there.
I will be the sole point of contact for buyers and their agents if they use one. That means when it comes time to negotiate, I will be on the front lines to make sure we obtain the highest and best offer possible.
All of our documents and advertising are done online. That means we have no paper waste! From the listing agreement to accepting an offer, my system supports 100% paper-free PDF documents and electronic signatures. Gone are the days of hundreds of papers stacked on top of each other.
